New build in 2026 – thinking energy efficiency, funding and living comfort together

Anyone planning or buying a new property today is asking different questions than they would have a few years ago.
Of course, location, floor plan and purchase price remain decisive.
But alongside these, energy efficiency, building technology and long-term running costs play an ever-greater role.
This is precisely one of the great strengths of modern new builds.
Many decisions are not adjusted retrospectively but are integrated into the building from the outset.
Heating, insulation, windows, wiring, electrical systems and floor plan are developed as a coherent concept.
That can make a big difference.
Because living quality is not shown only in how a property looks in a photo.
It shows itself every day.
In the room temperature.
In the light.
In the usability of a floor plan.
In the running costs.
And in the question of whether a building will still feel contemporary many years from now.
In 2026, the official figures again show significantly more activity in residential new-build construction.
In May, around 21,000 flats were approved across Germany. That was 24.7 per cent more than in May 2025.
From January to May 2026, a total of around 104,700 flats were approved – 15.4 per cent more than in the same period of the previous year.
The number of approved new-build flats rose particularly sharply for multi-family buildings.
This shows:
New-build construction is once again gaining momentum.
At the same time, good building remains demanding.
According to the Federal Statistical Office, prices for the construction of conventionally built new residential buildings in May 2026 were around five per cent above the previous year's level.
For project developers, this is an important incentive to plan efficiently.
Because quality does not mean using the most expensive materials possible.
Quality means making the right decisions in the right places.
A sensible floor plan, for example, can be more valuable than additional square metres that are barely used in everyday life.
A good building envelope can be more important in the long term than a short-lived visual trend.
And modern building technology should not only appear innovative on paper but should work reliably and be easy to understand.
Then there is the topic of funding.
Depending on the property and personal circumstances, different programmes are available.
Under the KfW programme 'Climate-friendly new build – residential buildings' 297/298, funding loans of up to 150,000 euros per residential unit may be available for suitable new builds or first-time purchases.
The actual level and eligibility of funding depend on the technical specifications of the respective building.
For families with children or single parents, the programme 'Home ownership for families – new build' 300 may also be relevant.
Depending on the number of children, income and funding level, loan amounts of between 170,000 and 270,000 euros are possible there.
Such programmes can be attractive.
However, they should never be understood as a blanket promise.
Funding conditions change and must always be checked for their current status before a binding decision is made.
In addition, specific requirements regarding the application process, energy efficiency and timing of the project often apply.
Funding is therefore best understood as one component of good overall financing.
Not as the sole reason for a property purchase.
The real value of an energy-efficient new build lies, in the long term, in the building itself.
Modern heat generation, good insulation and carefully planned building technology can help make energy demand and running costs more predictable.
Living comfort also benefits.
Underfloor heating, for example, creates even heat distribution while also allowing design freedom.
Large window areas can bring plenty of daylight into the living spaces.
Electric shutters, modern electrical installations and pre-installed charging infrastructure increase everyday practicality.

The rising approval figures show that more such projects are once again being prepared.
This gives prospective buyers the opportunity to compare modern living concepts more effectively once again.
Which location suits me?

And which funding options could be relevant in my personal case?
Anyone who answers these questions is not looking at a property solely in terms of its purchase price.
But in terms of the value it can offer over many years.
